Owning a home is a huge responsibility. No matter its size, location, or age, all properties require regular maintenance. When completed as needed, small repairs can help save homeowners lots of money. It is only when these minor issues are ignored that they become major ones that demand immediate, often expensive attention.

Property Maintenance

Concierge Services
As a concierge, it is our responsibility to ensure that your wants and needs are addressed professionally and properly. If it’s not our area of expertise, we will source the proper people to take care of your requirements. We get it done!

Preparation of residence for lengthy departure and dormancy.
Services include: empty perishables from fridge, empty and turn off icemaker, close blinds, set A/C and humidistat for away settings, unplug electrical items, turn off water to house/unit, turn off breaker to water heater and shut off valves, unplug washer and dryer and shut off water to washer, move lanai furniture to indoors, ensure trash is removed, bring in containers and check security of doors and windows.

Preparation of residence upon return
Services include: Coordination of Pressure Washing Of Exterior Surfaces, Coordination of Housekeeping for Interior Areas, turn on main water, turn on water to washer, turn on hot water heater and ice maker, plug in electrical items, adjust A/C and humidistat, open blinds, freshen toilets and turn on valves, clean lanai and put lanai furniture in place. Grocery pick up and placement in fridge, in addition to meal preparation for arrival are also offered.

Pressure Washing
The heat and humidity in Florida creates mold and mildew to exterior surfaces. Not only is it unsightly, it is also a safety hazard on sidewalks and pathways, as they become very slippery. Our pressure washing will enhance the beauty of your property. The results are outstanding!

Home Watch and Auto Watch: Provide regular property checks and report to owners for insurance purposes, including:
Inspection of exterior of property, removal of mail, newspapers and fliers; interior security check, check operation of A/C, humidistat, circuit breakers, smoke detectors; check refrigerator, sinks, water heater, showers and tubs for leaks, moisture or mold; run faucets, dishwasher, garbage disposal and clothes washer; flush toilets; check for signs of water leaks, pest infestation, mold and mildew; water interior plants; check answering machine and forward messages if requested; inspect exterior plantings; check pool, pump and lanai furniture and enclosure; check timers for landscape/security lighting, pool and irrigation; start vehicle(s); and provide a report after each inspection that advises of any issues.

Personal errand services and specific individual requirements:
Florist, pharmacist, hair stylist, veterinarian, entertainment, social events (symphony etc), tailor, seamstress, drycleaner, dentist, doctor, ophthalmologist, hospital and wellness, masseuse, acupuncture, reflexology, grocer, dietary needs, kosher, best food for takeout, mail retrieval and forwarding if required, books …whatever you need we will handle it.

Emergency services
If this service is utilized, please advise your alarm company that SUNCOAST HOME CONCIERGE SERVICES is a key holder and not a security company. As such, we will respond to alarm notification in as timely a manner as scheduling permits. Service call charges include property inspection after alarm notification and re-arming the system. Owner will be notified if there are any visible signs of intrusion or damage and will be sent an email report.

Pre-storm and post-storm inspections
SUNCOAST HOME CONCIERGE SERVICES will provide regular email updates, based on the trusted advice of our local meteorologists, to all clients who are not in residence, when a Tropical Storm or Hurricane is located in the Gulf Of Mexico or Atlantic Ocean and the projected storm path could impact the Suncoast area. If and when a Tropical Storm or Hurricane Warning is issued for the Suncoast region, we will provide a deadline for all storm preparation requests to be received, so that preparations can be done and our clients’ homes can be best prepared for an imminent storm’s arrival. We only offer these services for people who are regular Home Watch clients.

Our trusted handyman offers bonded and insured services to our clients. Our handyman can take care of many “honey do” lists inside and outside our clients’ homes. They can also assist with large and small projects.
